Moving In
In a housing co-op, the members’ monthly payment is called a “housing fee”, instead of “rent”.
Monthly housing fees cover the cost of the Co-ops mortgage repayment, taxes, property maintenance, management and replacement reserves.
Your Monthly Housing Fee is based on Line 15,000 of your most recent Income tax return, which is your yearly income. It works out to be about 25% of your income.

The housing fee includes one parking spot. We do have some covered parking but not enough for everyone. When a spot becomes available it is given out by seniority and area and is an extra $12.00.

Members are responsible for their own heat, light, telephone and cable. We do not have Fortis here.
We do offer the telecom program with Telus for a discounted rate if you choose to join.
Once accepted into St. Andrews, you will be required to purchase shares in the Co-op. This is called a share purchase and is partially refundable if you ever leave the co-operative.

A 2 bedroom has a $500.00 move out fee and a 1 bedroom has a $300.00 move out fee.
As well, a portion of your share refund, may be withheld and applied against any repairs or cleaning charges that may be necessary to render the unit to its original condition or Co-op standard. As well as for any repairs beyond reasonable wear and tear.

When moving in, we require :

A copy of your Income tax return. You will be required to give us a copy yearly. Your housing fee is based on line 15,000.

A copy of your content insurance with a liability clause included before or upon move-in. We require a copy of this yearly as well.

A copy of your car insurance yearly as well.

An “Emergency Contact” sheet.

You will also need to Sign the “Acknowledgement of Occupancy Policies and Rules” form.

We require you to give 60 days notice ending on the last day of the month of your intention to withdraw from the Co-operative.
